Sterlingwoods HOA has a
three person board of directors. Currently, each of the
members holds a one-year term. The Sterling Woods Homeowner Association
held the annual meeting on May 31st, 2006 and elected three
directors to the board. One of the board’s primary
responsibilities is to establish the community’s annual
budget and direct community funds where needed. Once
again, this year the primary outlay of funds was spent on grounds
maintenance. A full report of the last two years of finances
are available on line at the members site. The board continues to look for ways to be fiscally responsible
as well as address the safety, landscaping, and regulatory concerns
of the community. If you have any questions you may

Dear Homeowner or
Escrow Agencies,
During the course
of selling your home, you or your escrow agency will request of the
HOA board a Homeowner Dues Payoff Information Request to confirm
that the yearly HOA dues are paid as well as to confirm there are no
other outstanding fees or liens. As a service, the board will
process these requests within two weeks and return them to the
requesting escrow agency. In the future, and to facilitate these
requests as quickly and efficiently as possible, please have the
escrow agency email these form letters as a PDF or Tiff attachment
to:

Minutes
The Sterlingwoods HOA meeting held at Blackwell Elementary
School Library was called to order by Steve Stone at 7:10pm. Notice
of the meeting was given and a quorum was achieved.
I.
Approval of June 30th, 2005 HOA Meeting Minutes
Mr. Stone asked for
any questions or comments regarding the Minutes of the June 30th
2005 meeting. A motion was duly made and seconded and the minutes
were approved as posted on the website and distributed earlier in
the year.
II. Treasurer’s Report
Sterlingwoods HOA 2006 Annual Budget:
After re-capping the
accomplishments against the goals of the 2005 budget, Mr. LeValley
presented the 2006/2007 budget to the association. The motion was
made to accept the budget as presented. The motion was seconded and
carried. The full budget as well as a list of highlights can be

III.
Committee Reports
Social: Ms.
Brown reported on the two neighborhood events held in 2005/2006;
Endless Summer Nights in September and Easter Egg Hunt in April.
Both events were well attended and received positive feedback. The
committee will continue to organize two events in 2006/2007 year.
Architectural Review:
Ms. Brown updated
the association on the achievements of the committee including the
creation of an automated process for submitting requests, publishing
specific guidelines for what does and does not need ARC approval, as
well as processing 5 ARC requests in 2005 fiscal year.
Communication:
Mr. Stone reported on the highlights of the committee which included
launching of the Sterlingwoods Neighborhood and HOA website,
launching a member’s only website, publishing a fall & spring
newsletter and publishing a HOA members’ directory.
Special Projects: Mr. Stone reported on the two projects approved and installed this year
which included the installing the secured mailboxes as well as
installing the Amber Hill Memorial.
Landscape:
Mr. Stone updated the association on improvements made by the
committee such as replaced contractor for $1000/yr savings; water
regulation program saved $800/yr, removed 15 dangerous trees in 5
areas of SW. A recommendation for replacing the damaged and
deteriorating memorial lighting was approved for $2600.
Additionally, a recommendation was made by the committee to improve
landscaping along 205th PL NE by planting new shrubs for
cost of $7000.00 and the maintenance of trees along 205th
PL NE for a cost of $5000. After much discussion and clarification,
a motion was made to accept these recommendations. The motion was
seconded and carried. It was discussed that the committee look at
the feasibility of the neighborhood installing the new shrubs for a
cost savings. The committee will study this matter and move forward
with the best decision.

IV.
Election of Officers
Mr. Stone called for
members who were interested in running for the HOA officer’s
positions of President, Secretary and Treasurer of the association to
come forward. The board offered their positions to any of those
present or interested in order that new and fresh ideas can be
introduced into the community. After some discussion, the current
board consisting of Steve Stone, Jim LeValley and Pam Brown agreed
to run for the offices again. A motion was made to accept Steve
Stone as President, Jim LeValley as Treasurer, and Pam Brown as
Secretary of the HOA. The motion was seconded and carried.
V.
New
Business
Discussion of a need
for dues increase to cover upcoming special projects ended with the
need for special projects to be brought to the HOA so financial
assessment can be done versus a dues increase to cover unknown
projects.
It was brought up
that several homeowners are having cabinet problems. It was decided
that this would be communicated to the community and we would
approach Chaffey as a group.
There is a desire
among several members to re-activate the Safety Committee specific
to speeding cars particularly along 205thPL NE. Rick Eames
volunteered to organize this committee with Jim LeValley as the
officer on the committee. It was brought to our attention that
whenever you see someone speeding/driving recklessly through our
neighborhood or any neighborhood, the Sammamish Police have
recommended you call 911 immediately and give them your location and
make of the car. They will dispatch a police car already in the
area and make an effort to find the unsafe driver.
